房屋购买大致流程:
1.在线选房:需根据位置丶大小丶价格来选择合适的房屋。
2.沟通洽谈:可直接与房产经纪人或是房产公司联系。
3.实地看房:实地看房不但要看房子本身,还要了解房子周围的情况,因为房子所处位置对其使用和保值丶增值起着决定性的作用。买家在选择完自己所钟爱的房屋与房型后,经纪人便会使用(Comparative Market Analysis)CMA估价法,帮助买家对其房屋进行评估,而后再由买主出价金额。
4.贷款预审:贷款购房所需准备的材料较为复杂,而办理手续的时间会更长,一般需要二个月左右。如果买家尚未有绿卡,则将无法从任何的国内大型银行获得贷款而只能通过外资银行。首付在30%的前提下,买家才可获得3%~5%之间的贷款利率。
5.检查房屋:买家需要请有执照的检查师做房屋检查,审阅房屋自然灾害和其它各项结果报告。
6.签署合同:发出合约书,并附上订金支票(一般订金约为出价金额的2-3%)。 双方达成协议后,由第三方公证公司进行买卖过户手续。
7.贷款审批:贷款银行派估价师确定房屋价值。完成贷款银行各项要求资料,应在购房合约贷款保护期内获准贷款。获准贷款后,与公证公司约定时间签署贷款文件。
8.购买保险:房屋保险可以在房屋遭遇意外损坏时,为房主降低损失,保住财产的价值。一般贷款公司要求在过户之前购买保险。
9.过户公证:签贷款文件后,准备好首付金额以及买卖各项手续费,在过户结束日之前,以银行本票或现金汇款交给公证公司。银行放款之后,产权公司负责转让产权, 并在县属登录室完成登记。由公证公司支付所有费用。
10.房屋交接:在购房合约规定的时日取得卖家移交的钥匙,视为交屋完成。通常在交易结束时收到最后明细帐,内附房产证的复印件。交易结束后约3-6个月内,您将收到一张房产证原件。到时您将成为这个房子新的主人。

I completed and received my PhD in Electrical Engineering in Beijing, China. I interned in Singapore for Temasek Laboratories associated with National University of Singapore. My success has brought me to America where I have worked in Silicon Valley, and recently finishing a long-term contract with the University of Washington. The Greater Seattle Area is a melting pot multicultural interests which is why I live here and support the growth of our community.
